Course overview:

The ability to produce accurate viability reports for commercial property investments in record time, has always been a highly sought after skill that has attracted clients and has often resulted in the awarding of projects. Both the Quantity Surveyor and the Client alike, benefit from this service, and the better you are at it, the more likely you are to get viable projects off the ground. Similarly, the ability to produce reinstatement valuations of fixed improvements for insurance purposes, ensures that you as a Quantity Surveyor are able to respond to the call by insurance companies to conduct a reinstatement valuation by computing the replacement cost of a fixed improvement.

 

This one-day course provides an informed approach to conducting economic viability studies for commercial property investments by looking at the methods to be employed, the different types of financial viability analyses, and the essential sections that make up a comprehensive report. The course content includes working through examples of a typical report for a letting scheme, a typical report for a selling scheme, a residual land value calculation and the determination of escalated construction costs. The course also provides a structured approach to conducting a reinstatement valuation of fixed improvements for insurance purposes, based on an estimate of replacement costs which includes construction costs, professional fees, etc., and the outline building specification.

 

Course presenter:

 

Dr. Deen Letchmiah is a Registered Professional Quantity Surveyor and a member of the Association of South African Quantity Surveyors, who has vast experience in practice, and is regarded as an authority on the subject of this course.

 

Course material:

 

The ASAQS documents, “GUIDE TO CO-ORDINATED ECONOMIC VIABILITY STUDIES FOR COMMERCIAL PROPERTY INVESTMENTS 2016” and, “GUIDE TO REINSTATEMENT VALUATIONS OF FIXED IMPROVEMENTS FOR INSURANCE PURPOSES 2016”, will be referred to during the presentation of the course. Therefore, it would be advisable to have them with you.
